Collateral Intelligence & Monitoring

What Has Changed at the Property Since the Last Review?

Annual reviews rely heavily on borrower-provided rent rolls and financials. NationVest adds an independent, property-level view — field observation, public-record monitoring and local market signals — so emerging issues surface before they reach the financials.

Signals We Watch

At the property

  • Occupancy and visible vacancy
  • Deferred maintenance or physical deterioration
  • Changes in use, tenancy or operations
  • Construction or rehabilitation progress

In the public record

  • Property tax delinquency
  • Code violations and municipal actions
  • New liens, judgments or lis pendens filed by other parties
  • Litigation, bankruptcy or ownership changes of record

In the market

  • Rent and vacancy trends
  • Comparable sales
  • New competing supply
  • Local economic and zoning changes

We report what we observe and what is of public record. We do not access borrower accounts or seek non-public information beyond what the institution provides under NDA.

Two Ways to Engage

Collateral Review

One-time

A current, point-in-time review of specific properties — useful ahead of an annual review, a maturity or a committee discussion.

Request a Collateral Review

Collateral Watch

Recurring

Scheduled monitoring of a defined list of properties, with a periodic report and a written exception alert within two business days when something material changes. Urgent matters — such as fire, abandonment or emergency municipal action — are reported by phone the same day they are identified.

Discuss Collateral Watch

Scope, frequency, report format and fees are agreed in writing before work begins.

What the Report Shows

Each property receives a status — Stable, Watch or Escalate — with the observations, date-stamped sources and reasoning behind it. Every finding is labeled as verified fact, third-party report or analytical inference.

Evidence for Your Risk Rating — Not a Replacement for It

Your credit team keeps the risk rating and the decision. NationVest provides property-level evidence to inform it. Research may be AI-assisted to scan records and market data; every observation and conclusion is reviewed by a person before it reaches you.

Coverage

Field monitoring is concentrated in New Jersey and Greater Philadelphia, with selective coverage across the Mid-Atlantic where we can observe and report responsibly.

Monitoring is observational and based on field visits, public records and market data. It is not an appraisal, credit analysis, environmental or engineering inspection, or legal review.
